Which hidden costs can nobody price up front?
Honest answer: subfloor damage beneath an intact floor, asbestos-era adhesive under old vinyl (testing is a lab question, not a math question), and joist problems found during tear-out. Our table prices the three add-ons our rate model carries constants for; the two qualitative rows are where “we'll know when we open it up” is a legitimate answer — as long as the bid states the per-sq-ft rate that will apply once it's open. That's the difference between a surprise and a contingency.
