Across 11 flooring materials, our 2026 rate model puts all-in installed flooring between $3.55 and $47.40 per square foot — that bundle covers the flooring itself, underlayment or setting materials, professional installation, and trim, at quality tiers from economy to premium. A typical 500 sq ft room therefore lands anywhere from about $1,775 to $23,700 installed, depending almost entirely on which material and tier you choose.
Every row is engine-derived: materials and labor from our master rate ranges, the all-in column adds underlayment and trim across economy→premium quality tiers, and the example column applies those rates to 500 sq ft (installed estimate, rounded to $25).

Because the Index did not exist before this edition, we publish no year-over-year price comparisons — we won't claim a change we can't show.
Starting with the Q4 2026 update, every change to any rate in the model gets a visible entry in a change-history table on this page: what moved, when, and by how much. The Index slug never changes — the year in the headline simply rolls forward each January.

We model each material as three quality tiers — economy, standard, and premium — where every tier combines materials, underlayment or setting materials, labor, and a trim-and-transitions allowance per square foot, then applies the material's waste factor and rounds every total to the nearest $25. The master ranges behind those tiers are our own, benchmarked against public references like BLS wage statistics and retail shelf prices. By our rate model, carpet and laminate install for the least — both start at or below $3.55 per square foot all-in at economy grade, with vinyl plank and epoxy just above them. Ceramic tile, hardwood, and natural stone carry the highest installed rates. Economy floors of every material sit well below their premium tiers.
At 2,000 square feet, our rate model puts laminate at $9,100–$28,800 installed, vinyl plank at $9,100–$30,800, and hardwood at $21,100–$64,800. The per-square-foot rates in the index above drive every one of these installed estimates.

Old-flooring removal and subfloor repair are priced separately as add-ons, because most master price ranges — ours included — exclude them.
