Flooring installer removing old material and prepping a subfloor

Avoid surprise add-ons

Flooring Charges Commonly Missing From Estimates

The square-foot price is rarely the whole price. These are the charges that get added after the measure β€” with real amounts you can budget for before you sign.

A flooring estimate that lists only materials and installation is almost always going to grow.

The missing pieces are predictable: tearing out and hauling away the old floor, fixing the subfloor, adding transitions and trim, and resetting toilets and appliances. None of it is exotic, and the amounts are knowable. Subfloor overlay runs about $1.00–$2.00/sq ft, transitions about $15 each, and a toilet reset about $125 (The Flooring Folks, July 2026). The problem is that these line items simply do not appear on the bid until measure day.

The fastest way to see them is the hidden cost calculator, which layers these charges onto a base estimate so the β€œextra” stops being a surprise.

Worked example

What β€œ$1,050 install” really becomes

A 600 sq ft LVP install priced at the published independent rate of $1.75/sq ft is $1,050. Here is how the β€œmissing” charges stack on top, using sourced rates.

Line itemQtyAmount
LVP install (base)600 sq ft$1,050
Carpet removal600 sq ft$210
Haul-away allowance1$125
Transitions3$45
Toilet reset1$125
Realistic total$1,555

Illustrative example using sourced rates. Subfloor prep is excluded here β€” add ~$50/hour or $1.00–$2.00/sq ft if the subfloor needs work.

Why these get left off

It is not always bad faith. A contractor often cannot price subfloor repair, haul-away volume, or trim length until they measure the space. But some bids omit these items to look cheaper on the bottom line. Either way, the homeowner pays β€” the only question is whether you find out before signing or after the work starts.

The defense is the same in both cases: ask, in writing, for each item below to be listed as included or excluded with a dollar amount. Pair this with How to Read a Flooring Estimate and How to Compare Two Flooring Quotes.

Checklist: surface every charge before you sign

Old flooring removal β€” type and per-sq-ft rate.

Haul-away and disposal β€” allowance or per-load fee.

Subfloor condition β€” flat-rate repair or hourly prep rate.

Underlayment or moisture barrier β€” required and included?

Transitions and reducers β€” count and per-piece price.

Trim and shoe moulding β€” per linear foot, material separate.

Toilet and appliance resets β€” count and per-unit price.

Tax, permits and a payment schedule in writing.

How to ask for the missing items in writing

You do not need to be confrontational to surface these charges. The most effective approach is to reply to the bid with a short, specific list of the items that are unclear, and ask the contractor to mark each one as included or excluded with a dollar amount. A reputable installer will answer quickly; evasion is itself useful information. Keep the request neutral and factual β€” you are trying to compare bids fairly, not accuse anyone of hiding costs.

Editable ask-the-contractor note

β€œThanks for the estimate. Before I compare bids, could you confirm in writing whether the following are included, and for how much: tear-out and haul-away of the existing floor; subfloor inspection and any repair or leveling; underlayment or moisture barrier; transitions and reducers (and how many); shoe moulding or base shoe; and any toilet or appliance resets? If any of these are excluded, please list the rate that would apply.”

Send the same note to every bidder so the answers come back on the same terms. When the replies arrive, drop them into the comparison grid from our two-quote comparison guide and the true difference between the bids will be obvious.

Frequently asked questions

What flooring charges are most often missing from an estimate?

Old flooring removal, haul-away and disposal, subfloor repair or overlay, tile backerboard, transitions, shoe moulding, and toilet/appliance resets. These are the line items most commonly added after the in-home measure.

How much extra should I budget for hidden flooring charges?

It depends on scope, but a realistic allowance covers removal ($0.35–$2.50/sq ft), transitions (~$15 each), trim (~$1.00/linear foot), and prep (~$50/hour if problems are found). The hidden cost calculator adds these up for your specific project.

Is subfloor repair included in a flooring installation quote?

Frequently not. Many quotes cover installation only and treat subfloor work as a change order, billed hourly (a published prep rate is $50/hour) or per square foot for overlay ($1.00–$2.00/sq ft). Ask what happens, in writing, if the subfloor needs repair.

Do I have to pay to have my toilet or appliances moved for flooring?

Often yes. Published reset rates are about $125 per toilet and $50 per appliance. If your quote does not list them, assume they are excluded and confirm who is responsible before installation day.
